Our steps and process

Step 1

Preparation

To start with, we’ll have an initial appointment to put a plan in place of how we are going to achieve and help you with your property goals. Within this, we’ll discuss both your budget and affordability to help you secure your dream home, whilst giving you some handy tips and tricks too of course!
Step 2

Buying Pack

From all the information we obtain from you in our initial appointment, it is now time to get you your agreement in principle (also known as a mortgage in principle). This certificate is provided from the mortgage lender confirming you can get the funds required. At this stage, we will also help you budget with any extra fees involved, including surveys, moving costs, solicitors and any additional lender fees.
Step 3

Get your offer in!

We’ve now set you up ready to make an offer for your dream property! Now you know what you can afford, the property hunt begins. As soon as you spot something that catches your eye you will need to submit your offer to the estate agent which again we can assist with.
Step 4

Offer Accepted – Congratulations!

Once your offer has been accepted, we now need to apply for the mortgage. We will confirm with you if your circumstances are still the same or if anything has changed. We will then provide our advice on the best mortgage products available to you and submit your mortgage application. We will also provide advice on how to protect your mortgage, income, family and home to ensure that we have provisions in place for unforeseen circumstances.
Step 5

Conveyancing

It is now time to instruct a solicitor to act on your behalf. All property transactions require a solicitor to handle the legal side of things in order to transfer ownership of the property to you! As part of our service, we will source and appoint a solicitor on your behalf and will liaise with them for a smooth and seamless transaction.
Step 6

Mortgage Valuation and Property Surveys

Once the mortgage application has been submitted, the lender will instruct a valuation for your property. This is to make sure that the property is worth what you have agreed to purchase it for. The mortgage valuation is basic and does not show what defects the property may have. So, at this point you may want to arrange an additional survey of your own that will identify any potential problems. We can also help with referring you to a local surveyor to help you with this.
Step 7

Mortgage offer issued!

As soon as the lender has carried out their underwriting process and checks they will then issue your ‘Mortgage Offer’. Your solicitor will receive a copy of the mortgage offer to also clarify everything is in order.
Step 8

Sales Progression

Once solicitors receive your mortgage offer, the sales progression process begins. Please refer to our ‘Sales Progression’ tab on our website for in-depth information on what this involves which includes the process of enquires, searches, and timeframes.
Step 9

Moving day!

Woohoo! Solicitors are now ready to exchange contracts and set a date for completion – this is when you will pay the deposit. Get ready to pick up your keys and move in on your completion day. Don’t forget to crack open the bubbly!

How much deposit do I need?

This very much depends on your personal circumstances both with credit score, affordability, type of purchase, your individual circumstances. The minimum deposit required for a residential purchase is 5% of the purchase price. Buy to let purchases tend to be upwards of 20% of the purchase price.

Why use a broker?

WE DO THE SHOPPING AROUND FOR YOU IN ONE PLACE! Just because your circumstances don’t fit with one bank doesn’t mean that another bank won’t accept your circumstances. A broker finds you the best deal possible to meet your needs and objectives. All banks and building societies have different affordability, credit scoring, criteria, allowable income etc. By having a broker, it saves you huge amounts of time & potentially huge amounts of money. We have a lot of clients who are declined due to their circumstances with other banks they have tried themselves or with other brokers, who we have been able to assist & secure mortgages for.

How much can I borrow?

This is a great question! The majority of banks and building societies will use an affordability calculator to determine your borrowing capacity. This includes a number of factors including assessing income, outgoings, financial dependents, the list goes on. A mortgage is a major financial commitment! We’ll only recommend a mortgage you can afford. Lenders’ criteria can vary so let North to South Financial Services help you work this out.

Do you charge a fee?

We are getting a lot of clients approach us after reaching out to brokers with no fee to try and save some a little bit of money. Their feedback being, that these brokers are not returning calls, or are providing a slow service. We charge because you are paying for a service – which we pride ourselves on!
